The issue was, the banks loan out USD1 for houses that were worth USD1 at that time to ppl who were not qualify for the loan in the first place. The bank expected the house prices to increase. But the prices came down 15% to USD0.85. And these low credit worthiness people defaulted...obviously isn't it. What Lehman bro's did was they had USD1 and they leverage it by lending out USD30. So if out of USD30 they lose 15% or USD4.50, but they only have USD1, so they lose their pants.....

sorry I must add ... the fundamental flaw is to loan $4 and hold a house worth $2 only isn't it ? if you loan only $1 in the first place, no matter what bubbles, bank should b ok right ? actually there will never be any bubble at all ...

Hi Hanson,

This is a very clear explanation. The economical chain reaction nowadays and so complex and inter-linked. Your layman writing had given our fellow Malaysians a clear picture.

Nice work!

Sub-prime issues were mainly caused by greed and the money was for speculation and not for economic value generation. Micro-credit were given to people who genuinely wants to improve their lives thru means of creating economic value. For example, in Bangladesh, micro-credit given to rural women to start a mobile phone renting business. They get a bicycle and a mobile phone. In rural areas of Bangaldesh, people sometiems need to walk for miles to get to the nearest phone. So these women folk will cycle round the villages, customers will hail them to rent their phones. These women are doing something that is useful, and it is for food on the table in their homes.

One thing I can never get though... how is it that sub-prime becomes a hindsight scapegoat while micro-financing has the highest known repayment rate? Are they not the same borrower profiles?
